* **Somerset:** The largest and most urbanized unincorporated area, encompassing the eastern portion of the township; it serves as the postal city for much of Franklin. * **Franklin Park:** A suburban community in the southern part of the township, shared with neighboring South Brunswick, known for extensive residential subdivisions. * **Griggstown:** A historic, rural village along the D&R Canal known for its preserved 18th- and 19th-century architecture and scenic agricultural surroundings. * **Middlebush:** Centrally located, characterized by historic homes, local municipal buildings, and access to the Six Mile Run state park. * **East Millstone:** A compact, historic canal village on the western edge of the township featuring historic storefronts and homes. * **Kingston:** A historic village shared by Franklin, South Brunswick, and Princeton, located at the southern tip of the township. * **Zarephath:** A small religious community on the western border, traditionally home to the Pillar of Fire Church and Pillar College.
